Unlike addresses or parcel numbers, which are often inconsistent, incomplete, or duplicative, CLIP delivers a trusted, single source of truth that connects all property records — even if a property isn’t yet in tax-roll data.
How is CLIP different from addresses or APNs?
Addresses and Assessor’s Parcel Numbers (APNs) are often non-unique, change over time, and vary across jurisdictions. CLIP solves this by assigning each property a stable, persistent ID that reconciles discrepancies across formats, systems, and time — ensuring continuity and clarity even as properties evolve.
What types of properties does CLIP cover?
CLIP applies to all types of residential and commercial real estate across the U.S. — from vacant lots and single-family homes to office buildings, multi-unit condos, and properties not yet recorded in public datasets. If it can be bought, sold, or developed, CLIP can identify it.
How is CLIP ID generated and how accurate is it?
CLIP is built using CoreAI and a proprietary five-step algorithm that leverages over 157M+ parcels, 200M+ addresses, and 175M+ structures. Can CLIP be integrated into my existing datasets or systems?
