What is NeighborhoodScout?
NeighborhoodScout is designed to help home buyers, real estate investors, appraisers, finance professionals, and businesses mitigate risk and uncover localized opportunities.
By utilizing advanced spatial algorithms, the platform translates vast amounts of raw neighborhood data into detailed, address-specific reports containing nearly 300 statistics across crime, real estate, schools, and demographics.
What is the NeighborhoodScout Crime Index and where does the data come from?
The Crime Index is a standardized rating on a scale of 0 to 100, where 100 is the safest. An index of 80 means a neighborhood is safer than 80% of all neighborhoods nationwide.
To build this index, NeighborhoodScout:
- Collects raw crime data from over 18,000 law enforcement agencies.
- Uses only finalized, non-preliminary FBI Uniform Crime Reporting (UCR) data.
- Applies proprietary spatial algorithms to assign and predict crime risk down to the micro-neighborhood level, rather than relying on broad city-wide police jurisdictions.
How does the proprietary ScoutVision® real estate forecasting work?
ScoutVision® is NeighborhoodScout's predictive analytics engine. It forecasts home appreciation rates, local market rents, and neighborhood trajectory up to 5 years into the future.
Developed by PhD-led geographers, these patented models analyze historical housing transactions, local economic health indicators, micro-neighborhood demand, and macro housing trends to help investors identify undervalued markets and pinpoint emerging areas.
Why should I use NeighborhoodScout's school ratings instead of free public sources?
Public school databases are notoriously difficult to compare across state lines because every state administers its own unique standardized tests with completely different grading scales.
NeighborhoodScout solves this by using mathematical normalization models to build nationally comparable school quality ratings. This allows users to accurately compare the quality of a school in California directly against a school in Texas or New York, a feature not possible with free public datasets.
