The recent whole-building retrofit of Lennox Court in Heathfield stands as a powerful testament to this idea — a story of how WealdenDistrict Council, principal contractor Osborne, and Cotality’s expert retrofit coordination came together to turn a complex challenge into a resounding success.

The two residential blocks of Lennox Court, builtin the 1960s, faced a familiar list of issues. Deteriorating insulation, failing rainwater systems, and an aging roof structure were contributing to poor energy efficiency and persistent damp, directly impacting the comfort and wellbeing of those living there.

Wealden District Council had a clear vision: a comprehensive, fabric-first retrofit that would not only resolve these structural defects but also drastically improve the building's thermal performance and extend its lifespan for decades to come.

The Solution: A Collaborative, Fabric-First Approach

The key to unlocking this vision was a deeply integrated, collaborative approach. While Osborne brought its extensive construction and project management expertise to the physical works, Cotality’s vital role as the retrofit coordinator served as the central nervous system of the project. Becky explained, "Day-to-day, we collect base data from properties and then we coordinate from that data to see how we can improve that property in a positive way for the environment as well as the resident."

By managing the flow of information and aligning the objectives of the council, the contractor, and the residents, we could ensure that every action - from extracting and refilling cavity wall insulation to installing a new warm roof system and high-performance windows - was perfectly synchronised. Pat shares, “I used to put a Christmas tree in the window,” she recalls,“and when I put the Christmas tree down, it was just running with water. It was wet.” The new windows and insulation have completely eradicated the problem.“It’s warm, there’s no damp smell. I'll just walk in here and feel a different person. I really do.”
