Rebound in preliminary auction clearance rate across combined capitals
There were 3,136 capital city homes taken to auction last week, the highest volume since the final week of October and the second-highest number so far this year. This week is set to see auction numbers rise further with approximately 3,270 scheduled for auction. If they all proceed, it will be the busiest week for auctions since March 2024.
The preliminary clearance rate rebounded to 71.8% last week, the highest in three weeks. Although clearance rates have eased through spring, the preliminary clearance rate has held above the 70% mark consistently since mid-June.
A solid 6.8 percentage point rise in the early Melbourne clearance rate was the primary driver of the weekly rise, up from 66.0% the previous week to 72.8% last week. 1,432 homes were auctioned in Melbourne last week, almost three times the volume of auctions the week prior when the Melbourne Cup Carnival interrupted the spring auction trend.
Sydney’s preliminary clearance rate slipped last week, coming in at 70.0%, down slightly from the prior week’s preliminary result of 70.6%. 1,198 homes were taken to auction over the week, the highest volume since the week ending 13th April which was the week prior to Easter (1,282).
There were 215 homes auctioned in Brisbane last week, in-line with the previous week (also 15). Similarly, the preliminary clearance rate held in the high 70% range, at 77.8%, down 10 basis points from the week prior (77.9%).
Adelaide hosted 134 auctions last week, down from 144 over the prior two weeks. The preliminary clearance rate lifted to 78.2%, a 1.1 percentage point rise from the previous week.
139 auctions were held across the ACT last week, the highest weekly volume since mid-December 2023. The preliminary clearance rate lifted by 1.8 percentage points to 63.8%.
In Perth, 10 of the 15 auctions held last week have been reported so far, seven of which were sold. Just one of three auctions held in Tasmania last week has been reported, and it was unsuccessful.
