Cotality | a la mode completes verification to support UAD 3.6 specifications

Irvine, Calif., December 16, 2025 — Cotality | a la mode announced today it has completed the verification process with Fannie Mae and Freddie Mac to support the Uniform Appraisal Dataset (UAD) 3.6 specifications using its TOTAL platform. This is another step towards valuation modernization for appraisers.

“Cotality has been preparing for valuation modernization for several years. We’ve worked closely with appraisers and the GSEs to support the transition to UAD 3.6,” said Sean Shiplet, Cotality Vice President, Property and Appraisal Solutions. “The move to the new dynamic datasets, combined with Cotality’s industry-leading technology, will give appraisers more time to focus on their analysis and value opinions.”

The newly verified UAD 3.6 environment and report will look familiar to appraisers as Cotality | a la mode adapted its existing TOTAL platform to meet the updated requirements. The new dynamic dataset will give appraisers more control and visibility into their reports as they complete each section. The updates also include a built-in “Errors and Omissions” tool that highlights elements lenders prioritize in reports, significantly reducing the need for revisions.

This new, responsive structure is mirrored in the TOTAL for Mobile app to help appraisers ensure no critical data points are missed during their inspection.

"With the move to UAD 3.6, going mobile will provide additional support for appraisers. The new dataset uses more discrete data, and leveraging mobile guidance can help appraisers capture details more efficiently and optimize turn times by completing their reports as they go," Shiplet continued.
